Greetings from Crested Butte,</p>
<p>The narrative is changing in Crested Butte. This summer’s tourism season was a record breaker. Sales, lodging and restaurant tax collections were way up and the number of visitors to our valley spiked like the thermometer in Texas and Oklahoma.  Custom homes starting popping up out of the ground and one of the first spec homes we’ve seen in years is under contract before it is finished. Sales of existing homes climbed in all categories and certain locations and now folks are talking in terms of a real economic rebound in Crested Butte.</p>
<p>For portions of the Crested Butte real estate market, it is still very much a buyer’s market. Right now, home sites at Buckhorn Ranch (five minute drive to town) are selling for less than $50,000 and you can still buy condos near the ski slopes for less than $100,000. Down in Crested Butte South, vacant land is available at historically low prices. Heavily discounted, bank owned homes are still hitting the market and in most cases they are selling off quickly to happy investors. Overall, inventories of vacant land and condos in our valley are still pretty deep. This fact alone is contributing to the low price opportunities.</p>
<p>But, if you were waiting for the bottom of the market to jump on that special Mt. Crested Butte ski home, the rustic 4 bedroom place in town or even that hot foreclosure deal in Crested Butte South, I believe that day has come and gone.</p>
<p>2011 will be remembered as the year luxury real estate investment came to life again in Crested Butte.  Year to date, 31 properties listed between $750,000 and $4,500,000 have sold or are under contract. 19 of these properties have sold at or above $1,000,000. The average sold price for these 31 deals is above $1.6 million and the average sold price per foot is pushing $500/psf.  </p>
<p>Year to date we’ve seen 162 residential sales and $77 million in real estate investment from Crested Butte South north to Mt. Crested Butte. Last year at this time we saw 143 residential sales amounting to $73 million in sales.</p>
<p><em><strong>Consider the following previous year comparisons:</strong></em></p>
<p>In 2010, 9 homes sold in Crested Butte South with an average sold price per foot of $133. Days on market for these homes: 300 days. This year, the number of Crested Butte South single family homes to sell has almost doubled  – currently 17 homes – and the average sold price per foot is $156. Average days on market: 210 days.</p>
<p>In 2010, homes that sold in the town limits of Crested Butte fetched an average price of $801,000 and $411 per square foot. Days on market: 280 days.  So far this year, homes in town are selling at an average price of $1.6 million and an average sold price per foot of $481. Days on market: 271 days.</p>
<p>Up in Mt. Crested Butte, only 12 homes sold in 2010. Average sales price was $640,000 and the average price per square foot was $216. This year, 19 homes have sold at an average price of $1,020,000 and an average price per square foot of $300.</p>
<p>The most interesting thing about all of this luxury real estate buying? Interest rates on home mortgages are still very low, yet, most of these luxury home deals are <span style="text-decoration: underline;">all cash transactions</span>. Of the 162 sales year-to-date, almost 100 were cash transactions. My appraiser and mortgage broker friends are starving at a time while some of our little community’s all time biggest real estate transactions are occurring.  In 2010, the majority of real estate purchases were done with conventional mortgages.</p>
<p><strong><em>Spec Home Goes Under Contract Prior to Completion</em></strong></p>
<p>It seems like it’s been years since we’ve seen a new spec home going up around the valley.  Now, the community’s first <em>under construction</em> spec homes located in the Town of Crested Butte went under contract a few weeks ago. Asking price is just under $1.6 million.  <br />

<em>New Master Plan for Snodgrass?</em></strong><br />
(borrowed from CBMR’s recent newsletter)</p>
<p>This past year, the Forest Service asked CBMR to revise its Master Plan for the resort, including plans on Snodgrass Mountain. At that time, the Forest Service made it very clear that they would consider lower impact skiing on Snodgrass (such as cat skiing). They also believe there to be more development opportunities on the main mountain (such as lift service and new trails within the Teo Bowl drainage). Using this specific information, CBMR has decided to revise their Master Plan to now include projects on both the main mountain and Snodgrass.</p>

You won&#8217;t get shot if you order an appletini at Kochevar&#8217;s, but you won&#8217;t make many friends, either.<br />
<em><strong>Kochevar&#8217;s</strong> </em>is a hardscrabble beer-and-whiskey joint in Crested Butte, Colo., and it has been since it opened in 1886 (127 <br />
Elk Ave., 970/349-6745, shot of Jim Beam $2).</p>
<p>Back then, the saloon served mostly outlaws, cowboys, and miners (more than a few minors, too). Today, the customers belly up to that same (now antique) bar, underneath the original tin ceilings and the occasional stuffed bison head. Some of the old-timers still sport handlebar mustaches and sip their hooch out of plain glass tumblers. Tony, one of the regulars, claims he&#8217;s witnessed barroom fights here since the 1970s. &#8220;The skewed boy-girl ratio here brings out a lot of innovation,&#8221; he says. &#8220;Always has.&#8221; With a smirk, he nods toward a large group of young guys who walk in the door wearing 1980s prom attire, trailing a couple of wary women. This is the kind of dive bar where everyone winds up at the end of the night, to gawk at-and drink with-the ghosts of the past. In the corner, a three-piece, classic rock band plays on.</p>

<p>Many parts of Colorado these days are overrun with wine bars and cookie-cutter McMansions, but beyond the eastern slope of the Rockies, the spirit of the Wild West is still alive. Interior Colorado is where you&#8217;ll find the state&#8217;s most beautiful, untouched scenery and authentic-if quirky-frontier towns. One back-roads drive, from Crested Butte to Aspen, slices through it all: gorgeous peaks, canyons, and orchards, as well as a mix of old mining, ranching, and farming communities. The remoteness and anything-goes vibe in these secluded corners still attract people looking for adventure-much of it on the ski slopes. But if you know where to look, you can catch a glimpse of the Wild West, too.</p>

<h4>Day 1</h4>
<p><strong>Crested Butte</strong><br />
Crested Butte may be tiny (population: 1,487), but it&#8217;s also a microcosm of Colorado&#8217;s split personality. The town is parked near some of the best ski runs in all of Colorado, and there are a handful of swanky resorts along the way. But Crested Butte is also remote-a four-and-a-half-hour drive southwest of Denver along winding, sometimes impassable roads-and that isolation has tempered the sprawl. In summer, when the slopes have turned emerald green, the place possesses a wonderful peacefulness.</p>
<p>When you first drive into town, you may feel self-conscious. In Crested Butte, cars are apparently for sissies. The preferred mode of transportation is the bike. You&#8217;ll see them hanging from bar ceilings and used as fences, tables, and lawn ornaments. I borrowed a vintage cruiser from my hotel, <strong>Elk Mountain Lodge</strong>, a renovated 1919 miners&#8217; boardinghouse with 19 rooms (129 Gothic Ave., <a href="http://www.elkmountainlodge.com/" target="_blank">elkmountainlodge.com</a>, doubles from $149 ). It&#8217;s the charming type of place with no right angles: My third-floor room had slanted ceilings and spectacular views of the Rockies from my private balcony. In the distance, I saw rows of quaint wooden homes, as small and colorful as dollhouses.</p>
<p>Out on the bike, I discovered that they were 100-year-old Victorians, painted bright Skittle-colored shades. At the edge of town, the houses disappeared and the hillsides turned into mosaics of blue, purple, white, and yellow blooms. I found a produce stand run by Dollar Doug, a local farmer down to his denim overalls and wide-brimmed straw hat. In between weighing zucchinis for customers, he told me that he&#8217;s sold organic fruits and veggies in this same spot for 25 years, most of it for a mere dollar a pound. I traded two bucks for two peaches the size of softballs.</p>
<h4>Day 2</h4>
<p><strong>Crested Butte to Gunnison </strong><br />
<em>28 miles</em><br />
Only 28 miles separate Crested Butte from Gunnison, but somehow Gunnison feels far more untouched. This is a true-blue cow town with the state&#8217;s oldest rodeo, and it looks like the set of<em>Bonanza</em>. Old West storefronts line the four-lane boulevard, and instead of the cyclists and skiers you might find in Crested Butte, cowboys and the occasional Hells Angel walk Gunnison&#8217;s streets. The go-to Budweiser-and-burger joint is <strong>Ol&#8217; Miner Steakhouse</strong>, a wood-paneled, redneck dive decorated with animal trophies (139 N. Main St., 970/641-5153, burgers from $7).</p>
<p>Gunnison&#8217;s best tourist attractions, however, lie outside of town. <strong>Scenic River Tours</strong> provides all kinds of ways to tour Gunnison&#8217;s epic backyard, including rock climbing and fly-fishing trips (703 W. Tomichi, <a href="http://scenicrivertours.com/" target="_blank">scenicrivertours.com</a>, three-hour rafting trip $69 per person ). I opted for a morning rafting ride down the Taylor River&#8217;s Class III rapids. Shaded by pine forests and granite cliffs, floating in the Taylor felt like passing through a natural cathedral.</p>

Encompassing 4900 acres of lush valley floor, meadows, and forest, Eagle Ridge Ranch is located in the spectacular Ohio Creek Valley of central Colorado.</p>
<p>Before permanent settlers arrived in the late 1800s, the valley was the summer home to Native Americans who hunted and fished the verdant valley and surrounding mountains.</p>
<p>Arriving in the late 1800s, the first homesteaders also saw the potential of this fertile valley. In order to irrigate the valley floor they obtained abundant water from the river, creeks, and springs. They grew hay for cattle, and soon the Ohio Creek river basin became a prime supplier for the growing mining industry in Crested Butte.  Several of the ranch’s old barns and outbuildings date back to the 1880s.</p>
<p>Later, the Ohio Creek Valley was served by a railroad spur and the old grade is still visible snaking through the Eagle Ridge meadows.</p>
<p>The red barns located at Eagle Ridge Ranch are now the Ranch&#8217;s headquarters. There are still a few ranchers in the valley who can remember when these same barns were the scene of high dollar livestock auctions.</p>
<p>In 1994, Lee and Jerry Dusa fell in love with the beauty of the Ohio Creek Valley and sought to fulfill the dream of owning a true Rocky Mountain homestead ranch.  They soon realized there were others who shared the same dream, so they created one of the first homestead developments in Gunnison County offering homesteads of deeded 35 acre ranch parcels that included common ownership of the remaining ranchland and primitive forests.</p>

<p>Crested Butte Mountain Resort ranked 6th in the State of Colorado, earning an A in &#8220;protecting and preserving watersheds&#8221; and &#8220;water conservation&#8221;.  The resort received a &#8220;B&#8221; grade for &#8220;habitat restoration.</p>

<p>“Though there are some outliers, as a whole we’re happy to see that resorts appear to be taking their environmental performance and practices more seriously,” said Norma Ryan of Ski Area Citizens. “Of 82 ski areas evaluated, only Taos New Mexico made an environmental face plant, and 26 areas received an overall grade of “B” or better. That speaks well for future of the industry.”</p>
<p>The Ski Area Citizens Coalition is comprised of conservation groups around the west, including Colorado Wild and the Sierra Nevada Alliance. The Full Report Card for all 82 resorts and more details can be found at <a href="http://www.skiareacitizens.com">www.skiareacitizens.com</a>.  </p>
<p>The Ski Area Citizens Coalition (SACC) has been publishing the Ski Area Report Card for the past 10 years. The Report Card evaluates the environmental policies and practices of ski areas based on a system of 40 criteria.  The criteria to evaluate performance includes grading ski areas on their preservation of sensitive lands within the ski resort areas and their actions related to water conservation and quality, and commitment to green programs such as recycling and energy efficiency.</p>

</em></strong>CS Irwin is getting ready to open for business after a 9 year hiatus from commercial cat skiing operations in Irwin Colorado, about 11 miles from Crested Butte. CS Irwin will operate two custom snow cats each day during the 2010-2011 ski season. Guests are transported from Crested Butte to Irwin in absolute comfort and style aboard the Tucker&#8221;, a luxury sno-cat with leather seats, large picture windows, a large flat-screen TV and a surround-sound stereo system, that will take everyone to Irwin. “No other snow cat or heli-skiing guests have the luxury of being picked up in a first-class snowcat and returned to the town where they are staying,” says Director of Operations, Alan Bernholtz, a former mayor of Crested Butte. “Last winter, Irwin received more than 525 inches of snow, beating every ski resort in the state by more than 90 inches.” Visit <a href="http://www.csirwin.com/#/en/" target="_blank">CS Irwin</a></p>
<p><strong><em>Nordic Skiing Underway at Lily Lake &#8211; 10th Annual Thanksgiving Training Camp<br />
</em></strong>That&#8217;s right. The ski season is underway in Crested Butte. The nordic skiing at Lily Lake (10 miles west of Crested Butte off Kebler Pass road) is good to go. The Crested Butte nordic ski coaches have been grooming about 8km of tracks at Lily Lake and Gunnison County is keeping Kebler Pass road open until Thanksgiving! Be sure to check out the 10th Annual Thanksgiving Training Camp. The Nordic Center is offering beginning, intermediate, and advanced skate and classic clinics, as well as clinics for women only and Masters racers. <p><strong><em>Local Real Estate News</em></strong><br />
Since Labor Day, our real estate market has experienced a decent surge in sales activity. Over the last 2 months we have jumped from <strong>87 home and condo</strong> sales year-to-date ($44 million) to <strong>132 residential closings</strong> and $71 million in sales. And, we have <strong>24 additional homes and condo</strong>s under contract representing another $14 million in pending sales. As it stands now, we are on pace to surpass 2009&#8242;s sales performance, in terms of the number of sales and volume.</p>

<p><em><strong>Quiznos Pro Bicycle Race Coming to the Valley &#8211; 4th Largest Bike Race in the World<br />
</strong></em>After an absence of 23 years, major professional bike racing is ready to return to Colorado next summer! The best part? Crested Butte and Gunnison will host two of the seven stages! The Quiznos Pro Challenge is on track to draw 120 professional bicycle racers, including many from the Tour de France, to the 600-mile, multi-stage race. Lance Armstrong, who owns a second home just over the hill in Aspen, gave his support to the race, which will be the fourth largest in the world. “This is a great place to ride bicycles, and it’s been absent from the high-end pro cycling agenda since the Coors Classic ended in the 1980s,” said Steve Wood, a former member of the U.S. national cycling team who now lives in the Vail area. The race will pose a special challenge to the world’s bicycling racers, because of the thinner air. The lowest elevation will be in Denver. The first big time pro cycling race to grace Colorado in a long time will run next summer from August 22-28, 2011. The event will feature seven stage races. And, two of those stages will feature Crested Butte and Gunnison! This is tremendous news for the State of Colorado and specifically our valley!<br />
Stage Two will feature a hill top finish in Crested Butte. Ouch. Thin air punishment for the sport&#8217;s best conditioned athletes. Looking forward to spectating.</p>
